After college, in December 1999, I went to work at a small network management software consulting company in Dallas, Texas, called InfoSim. I was working as a consultant to implement network management software for companies like Ericsson and American Express. And then, in 2002, InfoSim did me the biggest favor of my life by going "belly-up"… which meant…
I Got Laid Off!
That's when I got curious about real estate.
And, probably just like everyone else who wants to make it BIG in real estate, I bought just about every book, program and course, and attended every seminar I could afford.
I emptied my wallet on every last scrap of information I could dig up from the likes of: Carlton Sheets, Robert Kiyosaki, Robert Allen, Ron LeGrand, Jeff Kaller, Kris Kirschner, and so on, and so forth.
Yet, oddly enough my first deal came about from looking through some real estate books in Barnes and Noble.
I stumbled upon a book by Peter Conti and David Finkel about lease options. Glancing through the first chapter or so, I noticed that it talked about a simple 3 step marketing campaign to attract "motivated sellers". Basically, those 3 steps
went something like this:
Step #1: Make up
100 signs… and…
Step #2: Go out and put up those
100 signs… and…
Step #3: Take the calls from all the people that respond to those signs and close the deal.
Well, I thought, that sounds pretty simple, I can do that - it sure sounded a heck of a lot easier than going knocking door-to-door (driving around in the heat and the rain and getting the door slammed shut in your face), which is what I had been doing for the previous 7 and a 1/2 months!
So, I made up
100 signs, and on a Friday, along with my fiancée (who's now my wife) went out and put up those signs.
Then I left town for the weekend to attend a Robert Allen real estate seminar in San Antonio.
I got maybe 4-6 calls that weekend from my signs… but…
Still No Deal!
Then, on the following Monday I got a call from a lady with a property on the county appraisal district for $136,000.
Yet, she was only asking $60,000!
I tried to contain myself from screaming "YES", when I asked her, "What's the least you would accept if I can pay all cash and close quickly?" She hesitated a moment, then replied, "The least I'll take is $55,000." The next words out of my mouth were, "When can we meet, I'd like to see the house?"
To cut a long story short, I had my first property for $55,000 and after some $19,000 in repairs (a ton of expensive mistakes), I auctioned it off and sold it in 5 days for $128,000.
A $54,000.00 Profit - Yippee!
And I never did buy that book from Barnes and Noble!
Now, that makes for a nice story, but it illustrates a very real timely and costly problem that is a royal pain in the butt for all real estate investors.
I'm talking, of course, about...

Let's face it, who has the time to go out every week putting up hundreds of signs to attract motivated sellers?

It doesn't matter how slick you are with financing, it doesn't matter what your closing ratio is, it matters not if you are an
expert at rehabbing or setting up land trust to buy houses "subject to"; or,
even a master of short sales. None of that matters jack… IF… the only people you are talking with don't want to sell their property!
You see, truth is, being a real estate entrepreneur or investor is NOT enough.
What is infinitely more important if you want to make a LOT of money in real estate (and make it very fast) is the ability to attract a constant stream of highly qualified, pre-sold, motivated sellers to your "doorstep".
Which means… the most valuable skill a real estate investor can possess… is…

The lie is, if you're good enough, or talented enough, or work hard enough, or you're professional enough, motivated sellers will crawl out of the woodwork and come beating down your door to do business with you.

Firstly: Your "education time" takes your focus away from your real estate business, which means you're not out there "beating the bushes", finding motivated sellers, taking care of all the other financial stuff… and most importantly… making money.
Secondly: Suppose you do become a marketing expert and you start attracting motivated sellers to you. Now you've got to take care of the negotiations, agreement of conditions of purchase, management of fixing up properties and all the other "itzy bitzy" details that eat up all your time. Which means, your marketing efforts get neglected and start grinding to a halt. From the time you've purchased a property, fixed it up, and sold it, you will have probably taken yourself out of the market for at least 2-3 months, and then you're "back to square one" again, desperately looking for more new motivated sellers.
Thirdly: Even if you can handle all of the above without suffering from a nervous breakdown, you will have to have DEEP pockets to take care of all your marketing expenses. Plus you will probably need a staff of two or more people to stay on top of your marketing strategy and handle all the response in a timely and professional manner… so you don't "drop the ball".
